Properties are the foundation of your Schedule I empire. They house your production, store your product, and accommodate your employees. Choosing the right property at each stage is critical for efficient growth.

Early Game (Rank Street Rat to Hustler)

#1: Storage Unit ($4,000)

  • 3 employees allow basic automation
  • 1 loading bay for efficient distribution
  • 178 tiles is plenty for early production
  • Best early-game value

#2: Sweatshop ($800)

  • 1 employee is limited but a good introduction to automation
  • Tutorial property, so you're already familiar with it
  • Keep it as a secondary production spot

#3: Motel Room ($75)

  • Zero employees, purely for sleeping and storage
  • Keep it as a safe house and sleep point

Mid Game (Rank Hustler to Enforcer)

#1: Bungalow ($6,000)

  • 5 employees = meaningful automation
  • 398 tiles for expanded production
  • 1 loading bay
  • Best property for the $6K-$25K price range

#2: Barn ($25,000)

  • 10 employees = large-scale operations
  • 1,211 tiles = massive growing space
  • 2 loading bays = efficient distribution
  • Best value for serious producers

Late Game (Rank Enforcer to Block Boss)

#1: Docks Warehouse ($50,000)

  • 12 employees = maximum automation
  • 1,429 tiles = industrial-scale production

Commercial properties can be purchased for money laundering but have limited production use:

Located in the sewers, the Maintenance Office is free and unique:

  • Temperature: 10°C (50°F) naturally
  • Perfect for: Mushroom cultivation without AC costs
  • Limitations: 0 employees, 0 loading bays, no water
  • Strategy: Use as a dedicated mushroom farm. Plant, leave, and harvest later.

Employee Capacity Strategy

As you expand, your employee needs grow:

The Multi-Property Approach

Instead of one massive property, own multiple smaller ones:

  • Property 1: Dedicated marijuana farm (Bungalow)
  • Property 2: Mushroom production (Maintenance Office for temperature)
  • Property 3: Meth/coke processing (Docks Warehouse with Chemists)
  • Property 4: Storage and distribution hub (Storage Unit or Barn)

This approach diversifies risk and allows specialized production lines.

Important Property Rules

  1. Employees cannot be moved: When you change properties, you must rehire all employees
  2. Pay wages by 4am: Employees won't collect wages placed after 4am
  3. Provide beds or lockers: Employees need a bed ($150) or locker ($150) with wages inside
  4. Properties have temperature: All properties are 20°C except Maintenance Office (10°C)
  5. Use online balance for property purchase: Properties must be bought with laundered money through Ray's Real Estate

Property Purchase Checklist

Before buying a new property:

  • Can I afford the property + employee setup costs?
  • Do I have enough online balance (laundered money)?
  • Have I planned the employee layout?
  • Is there a loading bay for distribution?
  • Can I staff it immediately to start earning back the investment?

Money Laundering Reminder

Properties require online balance (clean money). To get clean money:

  • Purchase a Laundromat ($4,000), Car Wash ($20,000), Post Office ($10,000), or Taco Ticklers ($50,000)
  • Deposit dirty money into the business
  • Wait for processing (takes in-game time)
  • Collect clean money from the business

Plan your property purchases around your money laundering capacity. Don't buy a $50,000 warehouse until you can launder $50,000.
